When purchasing a property, it is up to the buyer to satisfy themselves on the state and condition of the property. Our advice is that you should always instruct a Surveyor to prepare a report of the property before exchange of contracts. This will provide you with an assessment of the state and the condition of the property and of the likely cost of any recommended programme of remedial works. It will also advise you if further advice or reports are required from specialists. You will then be able to re-assess your original offer in the light of the property’s actual state and condition as evidenced by the survey.
If a Buyer is getting a mortgage then we are required to carry out searches as a matter of course. If you are a cash buyer, it is entirely up to you if you require any searches. The main three searches are:
We will carry out usual searches and enquiries appropriate to your purchase. As a matter of course we do not have the opportunity to inspect the property. Therefore, if there is any feature of the property or the transaction of which you feel we should be made aware then you should advise us straight away
It is your responsibility as a buyer to insure the property from exchange of contracts unless we have advised you the contrary. If the mortgage lender is arranging insurance, the policy is usually placed on risk automatically. If you are making your own insurance arrangements, you must arrange for the policy to be placed on risk from exchange of contracts.
Timescale
Many factors can have an impact upon the length of time it takes to complete your transaction. If you are part of a chain these factors are multiplied many times. They can include the need for surveys, negotiations on price and problems with lenders which can all lead to things taking longer than they might otherwise have done. The ‘average’ length of time to buy or sell, when no chain is involved, is approximately four to six weeks. When there is a chain it is usually more like six to eight weeks but in some cases may be longer. We will do our best to progress this matter as quickly as we can and will advise you if and when it becomes obvious that things may take longer than expected.
